HOW WILL I FIGURE OUT HOW MUCH MY HOUSE IS WORTH?

Our agents will complete a free comparative market analysis (CMA) for your home. This report will use recently sold comparable homes in the surrounding area to determine a good listing price. After discussing the CMA with you, our agents will get any additional needed information to provide you with a sellers net estimate worksheet. This will allow you to have a good ballpark idea of how much money you will have in your pocket after your home sells, any existing mortgages are paid off, and any seller fees and expenses are paid. 

 

HOW WILL I KNOW WHAT TO DO TO GET MY HOUSE READY TO LIST?

Our agents will walk through your home with you and offer any needed suggestions to ensure your home is properly staged and looks organized and presentable for showings to potential buyers. Having your home clean, organized and free of excess clutter allows for potential buyers to visualize what it would be like for them to live there and have their furniture and belongings in the home. Our agents will also measure your home for room sizes and square footage and schedule pictures to be taken of your home when you are ready to list. These pictures will showcase your home in the best light and encourage potential buyers to schedule a showing to see your home.

HOW WILL POTENTIAL BUYERS KNOW TO COME SEE MY HOME? WILL I NEED TO BE THERE DURING SHOWINGS?

Once you decide to list your home for sale, our agents will use the room sizes, measurements and pictures to create the listing to be entered into the local Multiple Listing Service (MLS). Once posted in MLS, the listing will then be pushed out to multiple 3rd party home search sites such as Zillow, Trulia, Realtor.com and others. An electronic lockbox can be placed on your home that contains a key and will allow licensed real estate agents to access your home. Prior to showing your home, all real estate agents will be required to schedule a showing date and time that is approved by you. You will leave your home during the time the showing is taking place to allow any potential buyers to take their time looking at your home without feeling rushed or that they are inconveniencing you as the homeowner. 

HOW WILL I KNOW WHEN A BUYER WANTS TO MAKE AN OFFER?

Our agents will follow up with potential buyers and their agents after each showing of your home and provide you feedback on what they thought of your home. Once an offer is received, our agents will immediately present that offer to you and discuss the pros and cons of the offer so you fully understand every aspect and how it will impact you as the seller. Our goal is to make sure you understand any differences between offers that are received and you accept an offer that will benefit you the most as the seller. We will assist you through the entire process after receiving an offer to ensure the home inspections and any associated buyer repair requests go smoothly and the home appraisal process is completed. 

CAN I SELL MY HOUSE ON MY OWN WITHOUT A REAL ESTATE AGENT TO SAVE MONEY?

Some people decide to sell their home "for sale by owner" (FSBO) and in some cases that works out good for the seller. Typically during the home selling process, the seller pays an agreed upon commission to list their home. This agreed upon commission is paid to the listing agent once the home sells. 

At Stonegate Realty, we offer fair commissions to list your home. The fair commission will still allow you to have an experienced agent list and advertise your home and help you through the process, while saving you money. You will also have an expert on your side to ensure you get the maximum price the market will allow for the sale of your home.
